The last week has seen a nice but modest uptick in loft sales in conversion buildings primarily in eastern SOMA and South Beach. A 1,200 sf 2nd floor loft at 601 4th street never hit the Multiple listing service and was ratified just at the $699,000 asking price, while Penthouse 3 at 601 4th Street is now in contract (asking price of $1,398,000 and in contract for a bit less). Buyer traffic at historically attractive properties such as 650 Delancey (Oriental Warehouse) has been very high over the past few Sundays and inventory remains fairly low in the better conversion loft properties.
